Initial fees
Once you have selected a property,
you have to pay, as a minimum administration (agency) and referencing
fees. We will then stop marketing the property and reserve it
for you. (Because of this, no fees are refundable if you change
your mind).
Admin fee
Each adult will need to pay an administration
fee. There is a standard fee for each adult whom will appear
on the tenancy agreement. Once a tenancy is in place, there
is a subsequent fee for renewals, extensions and alterations.
Application & referencing
We use an external
referencing agency. In order for you to be referenced you will
need to complete an application form. (Ref fees depends on your
circumstances i.e. D.s.s/student/credit check).
You will need to be earning at least 2 .5 times
the equivalent yearly rental figure, have been in full-time
employment for at least six months, and have a good credit history.
If you share a property, separate reference forms are to be
completed with a fee payable for each one. A married couple
can pay a reduced fee for their spouse, if we can get away with
only doing a credit check, however two full ref checks might
be required to achieve the earnings multiple.
Identification
You will have to provide us with
evidence of identification before occupation (i.e. Driving License,
Passport. Also, unless you are on the voter's list, you will
need to provide evidence of your current address (i.e. utility
bill or mobile phone statement.
Security deposit
If you are not able to take up occupation within seven days
of reserving the Property, you will need to pay a holding deposit
(i.e. 1months rent). This money will then be deducted from any
money due to be paid before occupation. Should you fail to take
up the tenancy, you will normally lose this money.
It is a standard practice to pay a deposit, sometimes
called Bond, on all tenancies. This deposit is held by us as
stakeholder in a separate client account or is passed on to
the landlord. The agreement will state who holds the deposit.
This amount is a minimum of a month rent and 1.5 months rent
if you are a student.
Guarantor
It is possible that you might need a
guarantor. A guarantor needs to be living and working in the
UK and needs to be earning at least 3x the annual rent and have
a good credit history. If we think you might need a guarantor,
you will be informed, though once the checks begin the Reference
Company might decide that one is required. |
